What does scaffolding cost per m²?

Scaffolding is billed by the scaffolded area – not by living space. For a classic facade scaffolding (working and safety scaffold to DIN EN 12811) the guide value for larger areas is €5–10 per m² of scaffolding area for the works, that is erection, modification and dismantling. The hire period is billed separately from this and from the first week onwards. On small properties the square-metre price does not apply: there a complete team is tied up for a whole day, and this daily input determines the price. Under VOB and ATV DIN 18451:2023, works (erection, modification and dismantling) and hire period (weekly use) (provision billed weekly from the first week onwards, approx. €0.15–0.50/m² per week) are shown separately – there is no longer a flat-rate basic hire period. This keeps every quote transparent and comparable. A lump-sum price for the entire project is nevertheless possible: for existing buildings such as a single-family house we are happy to agree one; for new builds we always bill according to VOB.

Which factors determine the price?

Four points decide what your scaffolding will ultimately cost.

Type of scaffolding

A simple facade scaffolding for painting work is calculated differently from a roof safety scaffold, a scaffold for photovoltaic installation or a special structure. The more safety and special components are required, the higher the material and assembly effort. We clarify together in advance which type of scaffolding makes sense for your project.

Area in m² and hire period

Billing follows VOB/B and ATV DIN 18451:2023 – separated into works (erection, modification and dismantling) and hire period (weekly use: provision of the scaffolding, billed weekly). There is no longer a flat-rate basic hire period: you pay once for the assembly and, from the first week onwards, for exactly the period your project requires.

Accessibility and erection effort

A freely accessible facade on a quiet residential street is quickly scaffolded. Narrow rear courtyards, tall buildings, difficult ground or cramped space – as often found in dense Cologne city locations – increase the erection effort and therefore the price.

Permit for public space

As soon as scaffolding stands on public ground – that is on a pavement, parking strip or road – a special use permit from the city is required in Cologne. It is applied for at the responsible authority and is subject to a fee; the amount depends on the area and duration of use. Plan for this item from the outset – we support you with it.

At Gerüstbau Müller, a typical detached single-family house with around 160 m² of scaffolding area averages approx. €1,800. At this size a complete team is tied up for a whole day – here the daily input determines the price, not the square-metre price.

What does scaffolding with 100 m² cost?

A simple facade scaffolding of load class 3 in width class W06 – without brackets, stair tower and lattice beams and without a special use permit – costs at Gerüstbau Müller, up to 100 m² of scaffolding area, from €900. The prices apply in the service area of Cologne, Bonn and the Rhine-Sieg district.

What does scaffolding with 200 m² cost?

Up to 200 m² of scaffolding area the same scaffolding type – load class 3, width class W06, without special components – costs at Gerüstbau Müller around €1,800. A typical detached single-family house with about 160 m² of scaffolding area falls into this bracket.

What does scaffolding with 300 m² cost?

Above 200 m² the calculation is by area: from €5 per m² of scaffolding area, but at least €1,800. At 300 m² it therefore remains at around €1,800 – the square-metre calculation only exceeds the minimum price from around 360 m². Scaffolding with 500 m² then comes to around €2,500. The standard set-up still applies: load class 3, width class W06, without brackets, stair tower and lattice beams, without a special use permit.

What do scaffolders charge per linear metre?

It is above all the roof safety scaffold that is billed per linear metre: at Gerüstbau Müller from approx. €10–15 per linear metre. Facade scaffolding, by contrast, is charged per square metre of scaffolding area.

How do you calculate the scaffolding area in m²?

The scaffolding area is the scaffolded facade area, that is length times height of the scaffolded wall – not the living space. The measurement rules of ATV DIN 18451 are decisive; billing is by measurement.

How long may scaffolding stay up on a house?

There is no statutory maximum duration. The hire period is agreed contractually and billed weekly under ATV DIN 18451 – you pay exactly for the period your trade requires. If the scaffolding stands on public ground, the special use permit limits the period.

Do I need a permit to erect scaffolding?

On private ground generally not. As soon as the scaffolding stands on a pavement, parking strip or road, a special use permit from the city is required and subject to a fee. Gerüstbau Müller supports you with the application.

Is a basic hire period included in the scaffolding price?

No. Since the 2023 version of ATV DIN 18451 there is no basic hire period included as a flat rate in the price any longer – nor four weeks of hire period included. The hire period (weekly use) is billed weekly from the first week onwards, at Gerüstbau Müller at approx. €0.15–0.50 per m² and week, shown separately from erection and dismantling in the quote. Statements such as “€5–10 per m² including a multi-week basic hire period” refer to the old situation before 2023.

Do you also work for private individuals?

Yes. Gerüstbau Müller works for private customers and business customers alike – from a single-family house undergoing renovation to a commercial construction project. The process is the same in both cases: submit an enquiry, guide price from the scaffolding calculator, then the detailed quote.

As the client, do I have to insure the scaffolding additionally?

Generally not. The scaffolding itself and its proper erection are our responsibility – we erect it in accordance with the applicable rules and document the release in the inspection record. Whether client liability insurance makes sense for your construction project as a whole depends on the scope of the work; your insurer is best placed to judge that. We clarify with you before the start of the order which points are covered on our side.

Who is liable if something happens on the scaffolding?

For proper erection, inspection and labelling, the scaffold erector is liable – so with scaffolding from Gerüstbau Müller that is us. We hand it over inspected, with an inspection record and labelling, and our company carries liability insurance. Responsibility for use then lies with whoever works on the scaffolding – and that includes not altering it without authorisation. Modifications, removed decks or loosened anchors belong in our hands without exception: if something on the scaffolding needs to be adjusted, please contact us and we will do it.
